Standard Assessment Procedure (SAP) assessments are part of the requirements of  Building Regulations Parts L1A & L1B in England and Wales for new build domestic dwellings including conversions and extensions. Construction Assessment Services Ltd are accredited to produce Design Stage assessments with PEAs and As Built SAP assessments including Energy Performance Certificates (EPCs), with fully qualified On Construction Domestic Energy Assessors (OCDEAs).

SAP and the Building Regulations

The Building Regulations for England and Wales Compliance Part L1A require all new properties to be assessed using SAP ratings for energy conservation. The SAP assessment comprises a detailed report highlighting the Environmental Impact Rating (EIR) and the subsequent running costs of the dwelling.

Part L1A of the Building Regulations (England and Wales) also requires that the Dwelling Emission Rate (DER) should be equal to or lower than the Target Emission Rate (TER) for the dwelling.

If you have a commercial property you need testing, instead of a SAP Assessment you will require an SBEM calculation which we can undertake for you.

SAP Assessments and the Energy Performance Certificate

At the dwelling design stage we produce a Predictive Energy Assessment (PEA) highlighting those areas of the design which are crucial to ensure that you meet your Target Emission Rate. The Energy Performance Certificate (EPC) records a dwelling's energy and CO2 emission performance. The certificate uses a scale from A to G to show the energy efficiency of the dwelling. A Band A dwelling is the most efficient and should therefore should save the most on energy bills.
